Picking Interior Paint That Survives Miami Humidity
Paint that looks perfect in a dry climate can peel, stain or grow mildew here within a couple of years. The air is humid for much of the year, bathrooms steam up daily, and rooms near sliding doors take in moist air every time someone walks out to the patio.
Choose the finish by room
- Bathrooms and kitchens: satin or semi-gloss. These finishes are tighter and can be wiped down.
- Living rooms and bedrooms: eggshell or matte, in a washable grade.
- Ceilings: flat in dry rooms. In bathrooms, use a paint made for moisture.
- Trim and doors: semi-gloss, which stands up to hands and cleaning.
Read the label for the right words
For wet rooms, look for paint sold for kitchens and baths, or labeled mildew resistant. For everything else, "scrubbable" or "washable" on the label is worth paying for in a home with kids, pets or guests.
Primer is not optional over repairs and stains
- New joint compound soaks up paint and leaves a dull patch unless it is primed.
- Old water stains bleed through regular paint. They need a stain-blocking primer, and only after the cause is fixed and the area is dry.
- Glossy surfaces need a light sanding or a bonding primer so the new coat grips.
Prep decides how long it lasts
Clean the walls, especially in kitchens and baths where there is a film you cannot see. Fill holes, sand, and remove dust. Paint over a dirty or chalky wall will let go no matter what it cost.
Give it conditions to cure
Run the air conditioning while painting and for a few days after. Paint dries to the touch in hours but takes much longer to harden fully, and it cures poorly in a closed, humid room. Hold off on long hot showers in a freshly painted bathroom.
When the problem is not the paint
If paint keeps bubbling in the same place, a stain returns through fresh coats, or mildew comes back within weeks, there is moisture in the wall or the room is not ventilating. A new coat only hides it for a while. That is a job for our sister company DryMiami before any painting.
