Paint Finishes Explained: Flat, Eggshell, Satin, Semi-Gloss
Color gets all the attention, but finish is what you live with. It decides whether a fingerprint wipes off, whether a patch shows, and whether the wall still looks good in afternoon light.
The basic trade-off
The shinier the paint, the easier it is to clean and the more it shows every dent, patch and roller mark. The flatter the paint, the better it hides flaws and the harder it is to scrub.
Flat and matte
- No shine. Hides imperfections best.
- Easy to touch up without the patch showing.
- Marks more easily and does not like scrubbing, though washable matte paints have improved a lot.
- Best for ceilings and low-traffic rooms.
Eggshell
- A soft, low sheen.
- Wipes clean better than flat.
- The usual choice for living rooms, bedrooms and hallways.
Satin
- A noticeable but gentle sheen.
- Stands up to moisture and cleaning.
- Good for kitchens, bathrooms, kids' rooms and rentals.
- Shows wall flaws more, so prep matters.
Semi-gloss
- Shiny and tough.
- The standard for trim, doors, baseboards and cabinets.
- Also used on bathroom walls that get a lot of steam.
- Shows everything underneath.
Gloss
Very shiny and very durable. Used for accents, some doors and furniture. It needs a near-perfect surface.
Things people learn the hard way
- Sheen names are not standard. One brand's eggshell can be shinier than another's satin. Look at a sample.
- Touch-ups in satin and semi-gloss often show as a shiny patch. You may need to repaint the wall from corner to corner.
- Long walls with light coming from the side show roller marks in shinier finishes.
- Keep the can or a photo of the label. Matching later depends on brand, color and sheen.
In a humid climate
In South Florida, lean a step shinier in wet rooms than you would elsewhere, and choose a kitchen-and-bath paint for bathrooms. Elsewhere, a washable eggshell or matte keeps walls looking calm and still cleans up.
For rentals
Pick one color and one sheen for all walls, and one for all trim. Turnover touch-ups become quick and always match.
