A Turnover Checklist for South Florida Airbnb Hosts

Cleaners reset a rental. They are not there to notice that a cabinet hinge is working loose or that the patio door has started to drag. Those small things are what end up in reviews. A short maintenance pass at each turnover catches them while they are still ten-minute fixes.

Every turnover

  • Open and close every door, closet door and drawer. Note anything that sticks, squeaks or does not latch.
  • Check walls for new scuffs, dents and marks from luggage, especially in hallways and beside beds.
  • Sit on the chairs and stools. Wobble means a loose joint.
  • Test blinds, curtain rods and shades.
  • Look at the caulk around the tub, shower and kitchen sink for gaps or dark spots.
  • Check that the TV mount, shelves, towel bars and hooks are still tight.
  • Replace burned-out bulbs and dead remote batteries.
  • Walk the outside: gate latch, patio furniture, loose pavers, anything a guest could trip on.

Once a month

  • Check the AC filter. In a rental that runs cold all day, it clogs faster than in a home.
  • Wipe the return grille and supply vents.
  • Look under sinks for drips or swollen cabinet floors. A plumber fixes the leak; note it early.
  • Touch up paint in high-traffic spots.
  • Tighten cabinet pulls, door handles and toilet seats.

Each season

  • Pressure wash the entry, patio and pool deck.
  • Refresh caulk where it has pulled away.
  • Before storm season, check fence panels and gates and plan where outdoor furniture goes.
  • Deep check of grout, baseboards and door bottoms for swelling.

Keep a running list per property

The hosts who stay ahead keep one list per unit and add to it after every stay, with a photo. Small items get bundled into a single visit on a gap day instead of becoming an emergency the morning of a check-in.

Know what needs a different trade

A dripping valve, a dead outlet or an AC that is not cooling needs a licensed plumber, electrician or AC contractor. A musty smell or a stain that keeps growing is a moisture problem, and that goes to our sister company DryMiami.
